Williamson County Association of REALTORS® Leads Comprehensive Housing Needs Assessment for Franklin
The Williamson County Association of REALTORS® (WCAR) has spearheaded a
comprehensive Housing Needs Assessment for the City of Franklin with the support of Williamson, Inc., local community stakeholders, and the National Association of REALTORS®.
The Housing Needs Assessment, utilizing Bowen National Research, delivers an in-depth analysis of Franklin’s current and future housing landscape. The report examines demographic and economic trends, employment patterns, and key market drivers, along with the condition of both for-sale and rental housing. It also evaluates critical factors such as transportation access, development costs, and regulatory barriers that influence housing
availability—and identifies gaps in supply by income level and housing type.
To share and discuss the findings, WCAR hosted a Housing Study Breakfast on December 12, bringing together REALTORS®, business leaders, local elected officials and community stakeholders to review the data and engage in meaningful discussion about Franklin’s housing challenges and opportunities.
By achieving these objectives, the study equips policymakers, REALTORS®, and housing advocates with the data and insights needed to better understand Franklin’s evolving market, establish housing priorities, guide development and investment, and plan for future housing needs.
“As the voice for real estate in Middle Tennessee, WCAR saw a need for a clearer, data-driven picture of our local housing landscape,” said Bo Patten, CEO of WCAR. “With support from the National Association of REALTORS®, this study represents months of collaboration, research, and analysis designed to help our community understand where we are today and where we’re headed. These findings will empower REALTORS®, policymakers, and business leaders to make informed decisions that strengthen Williamson County’s economy, support families, and preserve the character that makes this area such an exceptional place to call home.”
“Housing impacts every aspect of our community—from where families put down roots to how businesses grow,” added Jennifer Bickerstaff, 2025 President of WCAR. “This study provides valuable insight for REALTORS® and local leaders as we plan for Franklin’s future and ensure continued growth that reflects the needs of our community.”
WCAR is proud to make this report available as a resource for members, residents, businesses, and community leaders seeking to better understand the dynamics shaping Franklin’s housing market.
